Terms & Conditions

  • Application for allotment of apartments should be made on the prescribed applica tion form duly signed by the applicant along with the booking money. Jap Propre ties Ltd. (JPL) has the right to accept or reject any application without assigning any reason there to.
  • On acceptance of application's, JPL and the allotee will be required to enter into an agreement with the company's specific terms & conditions. Then the applicant/ allotee shall start making payment as per as the schedule of payment.
  • Payment of installment, car parking costs & all other charges are to be made on due dates. JPL may issue remider to the allotee. The allotee must adhere to the sechedule payment.
  • Delay in payment beyond the due date will make the allotee liable to pay a delay charge of 3% per month on the amount of payment delayed. If the payment is delayed beyond 30 days. JPL shall have the right to cancel the allotment. In such an event the amount paid by the allotee will be refunded after deducting money of 15%.
  • Connection fees/ charges, security deposits & other incidential expenses relating to gas, water, sewarage and electric connections are not included in the price of apartment.
  • Limited charges in the specification, design and/or layout of the apartments and other facilities may be made by JPL in large overall interest or due to unavoidable reasons.
  • JPL may cancel an allotment on non payment of installment in disregard of reminders and after final intimation to allotee by registered post at the address given in the application form or any allotte's updated address.
  • The possession of each apartment shall be handed over to the allotee on comple tion and on full payment of installments, other charges and dues and till then pos session will rest with JPL.
  • The allotee will pay VAT, stamp duty registration fees, documentation charges and other taxes & expenses likely to be incurred in connection with the deed of agree ment, allotment registration and transfer etc.
  • After taking over of apartment of the project, the allotees must consult with JPL Prior to undertaking any structural or layout changes within the apartment com plex, failure to do so will be at the own risk of the allotee's.
  • The completion period of the construction of the project can be changed by una voidable circumstances beyond the control of JPL like natural claimites, political disturbances, materials scarcity or price escalation, stirkes and changes in fiscal policy of the state etc.
  • If for any reason beyond the control of JPL the implementation of the project is abandoned JPL will refund to the allotee all installments deposited within 180 days from the any claims or charges whatsever.
